Welcome Future and Current Residents! 
All Foresight Property Solutions properties are
Non-smoking and renters insurance is required.
 
Please follow the instructions below based on where you are at in the process.
1)      Starting the Application Process
 
·        Fill out a separate application for each person 18 or older by clicking the Apply Now tab.
·        The following charge will apply: $50 application fee (per applicant). This fee is non-refundable.
·        We will also need a copy of a picture id from all applicants 18 years or older occupying the property.
·        We require that your gross income be 3 times the monthly rent.  To show proof of income, we will need an offer letter, last 2 pay stubs, W2, or the first page of your tax returns for each applicant.
·        Once we receive all of these items we will run your credit and background checks.  We will also conduct employment and rental verifications.
·        You will be contacted by a Foresight Property Solutions Property Manager after the credit/background checks and employment/rental verifications are completed.
**  Once your application has been accepted, we require that you pay the full security deposit within 3 days and sign the lease within 3 days.  Failure to do this will result in your application being canceled.
 
2)      Before Move in
 
·        Schedule all utilities to start in your name as of your lease start date. These may include: electricity, gas, water/sewer, trash. The telephone numbers to reach the utility provider in your area are listed under the documents tab. Please ask each utility provider to send you a confirmation page to show us that you have everything set up in your name. You must have this documentation to get keys on move in day.
·        We require that each property has renter's insurance coverage of at least $100,000 liability. We also recommend that you get personal contents coverage to protect your personal items, but contents coverage is not required. Please have your insurance agent provide you a declaration page showing this coverage. You must have this documentation to get keys on move in day.
·        If you plan on getting cable, internet, and phone service, you can find the numbers for these providers in your area listed under the documents tab.
 
3)      Move in Day
 
·        Bring all of your utility provider's confirmation pages showing that you have properly set up all of the utilities.
·        Bring the declaration page of your renters insurance showing that you have your new address covered with at least $100,000 of liability coverage.
·        Bring a certified check or money order, for rent and pet fees (if applicable).
·        Please remember that keys will not be provided on move in day unless all of the above items are provided.
·        You will also conduct a walk thru of the home with your Property Manager and sign off on the condition.
 
4)      During Residency
 
·        Rent is due on the 1st of each month and late as of the 6th of each month.
·        Please pay your rent online by ACH (e-check) through your resident portal at www.foresightps.com
·        If you ever need maintenance repairs to your home, please call our office at
704-604-0188 or email your Property Manager at info@foresightps.com, so we can take care of the repairs. Please refer back to the maintenance addendum that you signed to verify the items that are your responsibility to handle.
